Ontario Land Transfer Tax
If you are purchasing a home outside the City of Toronto, you will be required to pay Ontario Land Transfer Tax on closing.
The amount is based on the purchase price using a tiered rate system. The calculator above gives you a clear estimate based on current rates.
If you are a first time homebuyer, you may qualify for a rebate of up to $4,000. In many cases, this can significantly reduce the amount payable.
Toronto Land Transfer Tax
If the property is located in Toronto, you will pay both Ontario Land Transfer Tax and Toronto’s Municipal Land Transfer Tax.
This results in a higher total closing cost compared to properties outside Toronto, and it is one of the most commonly underestimated expenses.
First time homebuyers may qualify for:
- Up to $4,000 rebate on the Ontario Land Transfer Tax
- Up to $4,475 rebate on the Toronto Municipal Land Transfer Tax
Total potential savings can reach up to $8,475.
The calculator above includes both taxes and applies available rebates based on your inputs.
